Ms. Chadwell provides general consultation for associations at a fixed fee. Ms. Chadwell understands that smaller associations may initially have larger needs as they learn the proper standards in governing and encourages her Board clients to contact her for all matters—large and small. To that end, Ms. Chadwell makes herself available to her clients via text, email and phone. All general consultation fees are negotiable depending on the level of service needed by an association. In addition, Ms. Chadwell provides standard services, such as statutory notices to unit owners at a reasonable fixed sum, and may be retained for litigation specific needs at an hourly rate of $275.
The Law Office of Ellen T. Chadwell also represents homeowners in a number of disputes with their associations, including selective or discriminatory covenant enforcement, improper Board conduct or governance, non-compliance with records requests, tenant disapproval by the Association, improper maintenance of the amenities or failure to pay claims for damages.
Oftentimes these matters can be cleared up with an explanation of the facts or a reminder to the Association of the actual provisions of the governing documents or statutory requirements. When a dialogue with the Association cannot resolve the problem, the client may wish to pursue mediation, arbitration or litigation. The Law Office of Ellen T.
